New single-family homes saw a slight increase in median lot size in 2025; however, the shift did not change the larger trend of compact neighborhood development. In 2025, the median lot size was 8,543 square feet, only slightly higher than 8.506 square feet in 2024, according to the National Association of Home Builders’ analysis of the Census Bureau’s Survey of Construction.
Nearly two-thirds (64%) of newly constructed homes in 2025 were built on lots smaller than 9,000 square feet, up from 46% in 1999. Regional differences are important to consider. Median lots in New England are roughly twice the national median, while Pacific-region lots are among the smallest.
